Case Study - Improvements to Increase ROI

In a recent listing of mine, I had the privilege of working with a client who was willing to invest some money into their home prior to selling to ensure they received top dollar. So rather than simply listing the home as-is, they consulted with me to conduct a market analysis with a strategic improvement plan to optimize value. My initial analysis reflected a $499,950 price point in its current condition.

Prioritizing improvements based on comparable home sale data to optimize the best return on investment, I recommended: All new carpet throughout the home, new kitchen flooring, all new interior paint, and an exterior landscape refresh. 

Given that my clients were not local, they entrusted me with the responsibility of coordinating bids and scheduling the necessary work. The total cost of these improvements amounted to $10,000, a modest investment compared to the increase in value!

After these improvements, we were able to confidently list at a new sales price of $525,000. We secured a cash buyer the first 3 days on the market. Not only did my client make their $10,000 investment back, they profited an additional $15,000!
